Change
in technology: Retail Contracting, Inc., is prepared to be on the edge with the latest
technology. Our projects will not require web controlled project cams,
but each project will be furnished with a laptop, digital camera, cell
phone, fax service, and an on site superintendent that can effectively
utilize all components to communicate progress, and assist in
discussing, and solving problems and issues.
Change
in government regulations: Being
a national general contractor, we are required to perform each
construction project under the building codes at the local level. As
government regulations change in each state, and city, Retail
Contracting, Inc., will be held accountable to uphold those
regulations.
Change
in the economy: While no one can accurately predict what the future economy will hold; we
can look at the past history of Retail Construction. Since the early
80’s retail construction has steadily grown. The mall boom of the
80’s has subsided, but the growth of work has not. Those malls are
still in business, and continue to negotiate 5 and 10 year leases with
their retailers, in turn, creating a required major remodel, or
relocation for each tenant every 5 or 10 years. Strip malls have
surged in the 90’s, and have been a more attractive option for
retailers, because of the lower price per square foot leased. Since
the late 90’s, lifestyle and power centers have been the popular
choice of retailers. In all 3 areas, retailers continue to add stores
in new shopping developments, remodel existing stores when their lease
expires in existing centers, and close under performing stores in
certain markets, which in turn, create a vacancy for other prospective
retailers looking to expand.
Change
in your industry:
Changes in the Retail
Construction industry are never ending. Each retailer has their own
set of requirements for bidding, project documentation, payment
application, and project closeout. We are required to adhere to each retailer’s requirements, and
complete the documentation on their forms, and follow their time
constraints. Our process changes each time we add a new client, and we
enjoy meeting the demands.
